Which Tower Is Available?

Only Caelum tower has available units as of 10 July 2026 — Haven and Elysian are fully booked. Booking momentum through May and June closed out the remaining stock in both towers; Caelum, positioned south-east on the master plan with longer-view exposure toward the Yamuna river floodplain, is the only tower still taking bookings.

What Is the Current Price?

The current Base Selling Price (BSP) is ₹10,999 per sq.ft* super area, plus other charges, as on 24 September 2026, applicable to Caelum tower. This is indicative and subject to revision at construction milestones, not on a fixed calendar date. GST (5%), PLC, IFMS, car parking, stamp duty and registration are additional; the unit-wise dated cost sheet comes on WhatsApp, in writing.

Is 2 BHK Available?

How Do I Book?

Booking is direct — pay up to 10% of BSP, the Section 13(1) statutory cap for under-construction bookings, and the allotment letter is issued specifying your locked BSP, tower, floor and configuration. There is no separate EOI step at this stage. The booking amount is partially refundable per the project's published refund terms and RERA norms.

1. Shortlist tower/floor/configuration — currently only Caelum has availability.
2. Request the live cost sheet for your shortlisted unit.
3. Pay the direct booking amount (up to 10% of BSP, no separate EOI).
4. Receive the allotment letter confirming BSP, unit, floor and configuration.
5. Proceed to the Agreement for Sale (AFS) and the 30:40:30 construction-linked payment plan.

How Do I Verify?

Verify the project directly on the UP RERA portal at up-rera.in under registration UPRERAPRJ125342/02/2026. Cross-check the sanctioned plan, promoter details and registered timeline before making any payment.

When Is Possession Due?

Possession is January 2031, per the RERA filing (UPRERAPRJ125342/02/2026), extendable per RERA norms. This date applies uniformly across all three towers — Haven, Elysian and Caelum — so booking in the currently-available Caelum tower doesn't change the possession timeline.
