What Goes Into the All-In Cost
All-in typically lands around ₹11,000/sq.ft, including GST, stamp duty, registration, and the developer charges above (PLC, EDC/IDC, club, IBMS, parking). This is indicative and itemized precisely on your configuration-specific cost sheet — the exact figure depends on floor (PLC), tower, and ownership structure.
Note on timing: Not all charges fall at once. GST is paid tranche-wise (5% on each instalment as paid). Stamp duty and registration are paid once, at the time of the Agreement for Sale (AFS). Club membership and parking are typically due at or before possession. IBMS is collected at possession. The 30:40:30 construction-linked payment plan spreads the BSP portion across milestones — see the payment plan section below.
Note on bank loans: Banks sanction up to 75% of agreement value (BSP + PLC + EDC + parking + club). GST, stamp duty, and registration must come from your own funds. Your effective minimum cash outlay is therefore higher than just 25% of BSP — factor in the full all-in figure above.
How the Rate Has Moved — and How Booking Locks It
Eldeco EOE launched at a Base Selling Price of ₹8,999/sq.ft. Per developer revisions, the current Caelum-tower BSP is ₹9,300/sq.ft (as of July 2026). This is a documented rate history — the developer revises the BSP band from time to time as construction progresses.
At booking, the rate recorded on your Agreement for Sale (AFS) — your builder-buyer agreement — is the one you pay for the life of your 30:40:30 schedule, regardless of any BSP revision the developer makes afterward. This is the standard mechanic for RERA-registered construction-linked projects: your BSP is locked at the rate in force on the date of your allotment letter, consistent with what's set out on our payment plan page.
The commonly quoted ~₹11,000/sq.ft "all-in" figure is not a separate or newer rate — it is the same BSP plus GST (5%), UP stamp duty (7%, or 6% under the prevailing female-ownership rebate), registration (1%), and developer charges (PLC, EDC/IDC, parking, club membership, IBMS), as itemised in the all-in cost section above.
