What Is Eldeco's Newest Launch Here?

Eldeco Echoes of Eden (EOE) is the most recently RERA-registered Eldeco project on the Yamuna Expressway — and the one our sales desk is authorised to represent. It sits in Sector 22D, Greater Noida, on a 5-acre site with 558 units across three 32-storey towers — Haven, Elysian and Caelum — developed by Eldeco Sohna Projects Limited, part of the listed Eldeco Group. The project is registered with the Uttar Pradesh Real Estate Regulatory Authority under UPRERAPRJ125342/02/2026.

As of 9 July 2026, Caelum is the only tower with available units — Haven and Elysian sold out through booking momentum earlier in the year. Current BSP is ₹9,300/sq.ft* indicative on super area, with all-in cost (GST, PLC, IFMS, parking, stamp duty and registration) typically working out to about ₹11,000/sq.ft*. Is a Newer Eldeco Project Coming?

Search volume around "Eldeco new launch" picks up two names alongside Echoes of Eden: Whispers of Wonder (also seen as "Eldeco WOW" / "The WOW Life") and Ballads of Bliss. Buyers often assume one of these is a future or hypothetical next launch for Sector 22D.

Honestly: they're not upcoming — they already exist, and they're older registrations than EOE. We checked the UP RERA portal directly: Whispers of Wonder is registered under UPRERAPRJ752382/09/2025 (registered 2 September 2025, status Active, plot GH-01C/1, promoter Eldeco Sohna Projects Limited — the same promoter SPV as EOE, on a neighbouring plot). Ballads of Bliss is registered under UPRERAPRJ921261/05/2025 (registered 21 May 2025, plot GH-1A/2, promoter Eldeco Goodliving Properties Limited — a different promoter entity). Both are separate, independently registered Eldeco Group projects on adjacent Sector 22D plots — not the same programme as Echoes of Eden under an earlier name.

• Each has its own RERA number. Verify all three — EOE, WOW and Ballads of Bliss — independently on up-rera.in.
• Both neighbours are sold out. Ballads of Bliss sold out at the developer level in June 2025, so resale is the only route in there, and Whispers of Wonder is sold out too. Facts on both above come from the UP RERA portal and public listings — confirm current terms with our desk before you act on a listing.
• If a genuinely new fourth project appears on this corridor, it will be independently searchable on the UP RERA portal with its own registration number.

Current Availability Snapshot — 6 July 2026

Only Caelum tower has available units. The 2 BHK+2T is sold out project-wide; the entry configuration currently available is the 3 BHK+2T.

Booking Mechanics

Booking on the currently available launch — Echoes of Eden — is direct. There is no separate EOI or token step at this stage.

1. Shortlist tower/floor/configuration — currently only Caelum has availability.
2. Request the live cost sheet for your shortlisted unit.
3. Pay the direct booking amount — up to 10% of BSP, the Section 13(1) statutory cap for under-construction bookings.
4. Receive the allotment letter confirming BSP, unit, floor and configuration.
5. Proceed to the Agreement for Sale (AFS) and the 30:40:30 construction-linked payment plan.

If you're being sold a "Whispers of Wonder" or "Ballads of Bliss" booking, confirm the exact terms directly with that project's own sales channel, since we can only vouch for the EOE process we run.

How to Verify Before You Book

Verify the project you're actually being sold directly on the UP RERA portal at up-rera.in — registration UPRERAPRJ125342/02/2026 for Echoes of Eden, UPRERAPRJ752382/09/2025 for Whispers of Wonder, or UPRERAPRJ921261/05/2025 for Ballads of Bliss. Cross-check the sanctioned plan, promoter name and registered timeline for that specific project before making any payment.

Search the exact project name and RERA number yourself — don't rely on any single web page, including this one. One project's registration on up-rera.in does not confirm another's — check each independently.
