Major lenders supporting construction-linked disbursement on RERA-registered projects include SBI, HDFC, ICICI, Axis Bank, LIC HFL and Bajaj. The bank sanctions the full loan amount up front but disburses against milestone certificates filed with UP RERA.
- Pre-EMI during construction: Interest on the disbursed portion only — not on the full sanctioned loan. Significantly lower monthly outflow during the 24–36 months of construction.
- Tranche structure matches plan: Bank releases 10% at foundation, 15% at structure, 15% at finishes, 30% at possession — matching the construction-linked schedule.
- Full EMI begins: Once 100% disbursed (typically at possession or shortly after OC).
