Which is cheaper per square foot?

On the headline number, the resale. It is asking ₹8,299/sq ft* on super area plus other charges, against a current Caelum BSP of ₹9,300/sq.ft* at Eldeco EOE. Both figures carry an asterisk for the same reason: neither is the amount you will actually pay. At EOE the all-in cost — once GST, stamp duty, registration and the named charge heads are added — has been running around ₹11,000/sq.ft*, and the resale's complete figure sits on the unit sheet rather than on a web page.

So the rate comparison tells you less than it appears to. The difference that actually decides the question is the one below.

When does your money leave your account?

This is the real fork, and it is structural rather than negotiable.

New booking at Eldeco EOE. You pay up to 10% of BSP to book — the Section 13(1) statutory cap, paid directly, with no separate EOI step at this project. Everything after that follows the 30:40:30 construction-linked plan: money becomes due as construction stages are reached, against a declared completion of January 2031. Your outgo is spread across years and tied to visible progress.

Owner resale at Ballads of Bliss. You are stepping into a unit the original allottee has been paying down since 2025. Their paid position has to be settled at the transfer, so the cash requirement is front-loaded and close to immediate, with the balance then running to that project's own declared completion of 03-04-2030.

Two buyers with an identical total budget can therefore find that only one of these routes is workable for them this year. That is the question worth answering first — before the rate comparison, not after it.

Can you still pick the unit?

Only on the new booking. At Eldeco EOE, Haven and Elysian are fully booked and Caelum is the tower currently open, which means there are flats still open to choose a floor band, a plate and an orientation from. A resale is one specific flat — the Ballads unit is a 3 BHK of 1,550 sq ft super area, and its tower, floor and view are what they are.

If facing, floor or a corner plate matter to you, that settles it on its own. If they do not, the resale stays in play.

What do you own on day one?

Less than buyers expect, on both routes — these are under-construction homes either way, and neither hands you a key now.

On a new booking you receive an allotment letter and then sign the Agreement for Sale in your own name, which is the document that creates your claim. On a resale you are taking over an existing allottee's position: the transfer has to be recorded with the developer and the paperwork reassigned before your name sits on the contract. What changes on the loan

On a new booking the lender disburses against construction milestones, which keeps your outgo tied to progress and matches the demand-letter schedule. On a resale the lender is funding a transfer of an existing allotment, so disbursement is built around that transfer instead, and the lender will want the developer's transfer record in its file.
