Why Decode a Quote?
Quotes for the same project can legitimately differ. The Base Selling Price (BSP) is revised by the developer over construction milestones, and the effective ₹/sq.ft number also shifts with floor rise (PLC), what's bundled (EDC, parking, club, IBMS), and whether GST, stamp duty, and registration are already folded into the headline figure or charged on top. None of that makes a quote wrong on its own — but it does mean a bare per-sq.ft number and a fully-loaded all-in figure are two different things for the same unit, and the only reliable check is running the number through the published charge model, line by line.
This decoder does exactly that. It is a reference tool, not a substitute for the developer's official cost sheet or an independent RERA check — both of which we encourage before any payment commitment.

The Published Charge Model
This is the same model used on the price page and total-cost calculator — the decoder simply lets you plug in your quoted rate or lump sum instead of the current BSP, so you can see what it implies before comparing it to the official cost sheet.
Common Quote Patterns to Verify
The decoder above flags these automatically, but here's what each one means:
- ≈₹8,999/sq.ft — this was Eldeco EOE's earlier launch rate. If quoted today, ask when it was last verified; the current Caelum-tower band is ₹9,300/sq.ft.
- Below ₹9,300/sq.ft — below the current published BSP. Uncommon; verify independently against the developer's live cost sheet before proceeding.
- ≈₹10,999/sq.ft — this is the next price band, which takes effect at the next construction milestone, not on a calendar date. If quoted today, confirm whether that milestone has actually been reached.
- A lump sum below the published tier all-in — usually means one or more standard charges (PLC, EDC, IBMS, parking, club, GST, stamp duty, registration) aren't yet reflected in the number.
- 2 BHK quotes — this configuration is sold out project-wide; a current 2 BHK quote should be verified directly with the sales desk.
- Haven or Elysian quotes — both towers are fully booked; current availability is in Caelum only.
How to Read Any Quote, From Any Source
A few habits protect you regardless of who's quoting: ask for a written, itemised cost sheet rather than a single all-in figure; cross-check the quoted rate against the bands above; and treat any pitch that leans on artificial urgency or pressure tactics as a reason to slow down and verify, not a reason to decide faster — a RERA-registered project's published price list doesn't change because of a sales call.
