Project registered with UP RERA under UPRERAPRJ125342/02/2026. Land acquired by Eldeco Sohna Projects Ltd. Layout approval, building plans and YEIDA clearances filed. All buyer-facing disclosures uploaded to the UP RERA portal.

Site Mobilisation & Boundary Fencing Done

Milestone 1 — Ground preparation

Site office established, contractor mobilised, boundary fencing and hoarding erected. Water and power connections commissioned for construction use. Soil investigation (geotechnical report) completed — required before raft design is finalised.

Excavation & Foundation Pit In Progress

Milestone 2 — Ground works

Bulk earthworks excavation underway for all 3 tower footprints (Haven, Elysian, Caelum). Dewatering and shoring being carried out. This stage runs parallel across towers. Foundation pit dimensions being maintained as per structural drawings.

Raft Foundation / Podium Works Planned

Milestone 3 — Sub-structure

Raft foundation pours for all 3 towers. Podium-level works including basement (if applicable), plinth, and ground-floor slab. This is the RERA "foundation milestone" that triggers the first construction-linked payment under the 30:40:30 plan.

Target: Q4 2026 – Q1 2027 (indicative)

Tower Slab Construction — Haven, Elysian, Caelum Planned

Milestone 4 — Super-structure

Reinforced-concrete slab-by-slab construction up all 3 towers to G+30. This is the longest phase (~24–30 months), progressing floor by floor. RERA milestone certificates are issued at the structure milestone, triggering the second construction-linked payment tranche.

Target: 2027 – 2029 (indicative)

Structure Top-Out (Terrace Slab) Planned

Milestone 5 — Super-structure complete

Final (G+30) floor slab cast on all 3 towers. External facade and waterproofing begin simultaneously. Terrace top-out is a visible milestone and is celebrated on-site — photos will be posted here.

Finishing Works Planned

Milestone 6 — Interior finishes

Internal plastering, tiling, flooring (vitrified), electrical and plumbing fit-outs, VRV centralised AC system installation (every unit), kitchen carcass, wardrobe carcass, lifts (5 per tower), common-area finishes, landscaping, 75,000 sq.ft clubhouse works. RERA finishes milestone triggers the third construction-linked tranche.

OC & Possession Handover Planned

Milestone 7 — Handover

Occupancy Certificate (OC) obtained from YEIDA. RERA-mandated possession notice issued to buyers. Final 30% payment collected. Physical handover with unit inspection, key handover, society formation (RWA). Stamp duty and registration on the sale deed.

The RERA possession date is the developer's filed commitment. Excavation in June 2026 at the 4-month mark is consistent with a 2031 delivery. Construction typically accelerates significantly once the raft foundation and podium are complete.
How is this tracker different from what I see on 99acres or MagicBricks?
Portals display static brochure content and developer-supplied descriptions — they almost never publish monthly site photos or dated milestone updates. This tracker is updated by an authorised on-site channel partner every month. The date-stamped photo log gives you objective evidence of pace that no portal can offer. That said, always verify milestone certificates on UP RERA, which is the official record.
What happens if construction is delayed beyond January 2031?
Under RERA Section 18, if possession is delayed beyond the RERA-committed date without an extension approval, the developer must pay interest (at MCLR+1%) to buyers for every month of delay. Buyers also have the right to claim a full refund with interest. An extension requires UP RERA approval — it is not automatic. This buyer protection is a core reason to book only RERA-registered under-construction projects.
