What's Happening on the Ground
On-site activity (April 2026)
The Sector 22D site has been fenced and marked for the EOE footprint. Access road alignment is per approved layout. Pre-construction activity in April has centred around site survey, soil-test verification and utility routing. For buyers driving out for a site visit, the sector is now reachable by Yamuna Expressway exit directly, without internal detours — the corridor has improved significantly since Q1.
Booking momentum
Akshaya Tritiya 2026 (19 April) was the peak EOI window of the month. Demand skewed toward:
- 1850 sq.ft 3 BHK, Elysian tower, floors 15–25 — view-driven investors
- 1550 sq.ft 3 BHK, Haven tower, floors 8–18 — end-user families
- Duplex penthouses in Caelum — limited inventory, high-interest
If you're still evaluating, the corner + view-facing configurations in Elysian are the first to run low. Haven and Caelum have more breathing room at this stage.
Pricing movement
Launch BSP remains at ₹8,999/sq.ft* as of this report. No formal revision has been announced, but the pre-launch BSP is typically replaced by a higher launch BSP at the Phase-1 event. Historically, the step-up from pre-launch to launch BSP at premium NCR projects has been 3–7%. For context, a 5% revision on a 1550 sq.ft unit translates to ~₹7 lakh — which is the case for booking in the current window rather than waiting for launch day.
Yamuna Expressway Corridor — What Moved This Month
- Airport corridor visibility. Media and industry trade press increased coverage of the Noida International Airport phased operations in April. For context on what airport opening does to corridor pricing, see our airport corridor analysis.
- YEIDA allotment updates. YEIDA continued industrial-plot and commercial-plot allotments along the corridor this month, reinforcing the employment-base thesis that ultimately drives residential demand.
- Film City project. Construction and tenant-onboarding momentum on the Boney Kapoor-led YEIDA Film City — a secondary tailwind for the corridor — has kept media attention high. Full analysis in our Film City property impact post.
- Metro Line extension progress. The Aqua Line metro extension toward the airport remains in execution. No new station openings this month, but the route alignment is confirmed and construction funding is in place.

"Is the launch price going to increase in May?"
Formal revision will be announced at the launch event. Expect a typical 3–7% upward step-up. Pre-launch EOI holders usually get their price locked at the time of allotment — which is one of the structural advantages of booking before the launch event.
"Has anything gone wrong this month?"
Nothing material. No RERA complaints filed. No approvals rescinded. Corridor infrastructure — airport, Film City, metro — all moved forward in expected directions.
"How do I verify everything in this update is accurate?"

What to Expect in May 2026
- Phase-1 launch event — if the pre-launch window concludes as planned, the public launch BSP and formal inventory list will be made available.
- Post-launch price reset — expect a 3–7% BSP adjustment based on demand signals in April.
- Site mobilisation starts — contractor mobilisation, site batching plant setup, labour camp commissioning.
- Fresh EOI closing for remaining inventory — the second EOI window will be narrower and more expensive.
