The 5-acre Sector 22D site for Eldeco Echoes of Eden — featuring three 32-storey towers (Haven, Elysian, Caelum) with 80% open green space and 3-side open apartment configurations — has progressed to early contractor mobilisation. Site fencing, access-road alignment, and utility routing are complete. Soil investigation reports have been filed. The pre-construction team is on-site for survey work ahead of the formal Phase-1 launch.
For buyers making a site visit: the Sector 22D approach via Yamuna Expressway is now sign-posted. The 5-acre footprint — adjacent to the Buddh International Circuit (F1 track) and approximately 10 minutes from Noida International Airport — is clearly demarcated with Eldeco EOE boarding.
Pricing movement — May 2026
Launch BSP remains at ₹9,300/sq.ft* as of this report. No formal upward revision has been announced. However, the Phase-1 launch event — when it occurs — typically carries a revised launch BSP. On comparable NCR premium pre-launches, the step-up is in the 3–7% range. For a 1,550 sq.ft 3 BHK at ₹9,300/sq.ft, a 5% revision translates to approximately ₹7 lakh in additional cost — this is the financial case for early booking.

Booking momentum — April into May
The Akshaya Tritiya (19 April 2026) booking window generated strong lead inflow. May has seen continued interest from:
- 1,850 sq.ft 3 BHK in Elysian (floors 15–25) — view-premium buyers; limited availability
- 1,550 sq.ft 3 BHK in Haven (floors 8–18) — end-user families; most active segment
- Duplex Penthouses in Caelum — NRI and HNI inquiries; constrained availability

Yamuna Expressway Corridor — May 2026 News
- Noida International Airport (Jewar) — Phase 1 progress. Commercial flights are scheduled to begin 15 June 2026, with IndiGo as launch carrier (first routes: Lucknow and Bengaluru). Noida International Airport remains India's fastest-advancing greenfield airport project. Eldeco EOE at Sector 22D is approximately 10 minutes from the airport site. - YEIDA allotments and commercial plots. YEIDA's monthly allotment cycle for industrial and commercial plots along the Yamuna Expressway corridor continued in April–May. New commercial anchors near Sector 22D strengthen the long-term residential demand thesis.
- Buddh International Circuit (F1 track) area. Interest in the Sector 22D–25 cluster has grown partly because of proximity to the Buddh International Circuit — India's only Formula 1 track — which is being evaluated for renewed international motorsport events. The nearby entertainment and hospitality ecosystem benefits EOE's value-capture thesis.
- Film City update. The YEIDA Film City project in Sector 21 continues onboarding production tenants. As a secondary demand driver for the Yamuna Expressway corridor, it contributes to the employment-base that underpins residential price appreciation. Full analysis: Film City property impact.
- Aqua Line Metro extension. The Noida Metro Rail Corporation (NMRC) Aqua Line extension toward Jewar Airport — confirmed alignment, funded — is expected to open sections ahead of airport operations. Once operational, this converts the YEW corridor from car-only to multi-modal, the single biggest residential-value unlocking event for Sector 22D.
